The Building Division is responsible for reviewing the design and construction of buildings in Lincolnshire through plan reviews and inspections. To submit a permit application electronically, visit our online portal. Lincolnshire follows the 2018 International Code Council Series broadly while also enforcing local amendments in Title 5 (Building Regulations) of the Lincolnshire Village Code.
Contractors submitting online must use a BS&A Contractors Account.
At a minimum, all permit applications will require a completed application form, contractor proposal, and plans.

Permit Project Requirements
The Building Division is responsible for reviewing the design and construction of buildings in Lincolnshire through plan reviews and inspections. Gazebo Requirements
- Shall incorporate traditional/classical architectural detailing and ornamentation in the pillars, railings, walls, eave brackets, structural members, roof and/or similar elements.
- Shall have a shape of six (6) or more sides, with a maximum diameter of fifteen feet (15').
- Shall be open sided, with no more than 50% of any exterior side of the structure consisting of a solid wall surface.
- Installation of natural gas, water supply or sanitary sewer service, plumbing fixtures, hot tubs, whirlpool tubs, or similar equipment is prohibited.
- Permanent or temporary windows or other installations are prohibited. The installation of screens and ceiling fans is permitted.
- Storage is prohibited.
- Shall be constructed of wood materials erected upon concrete piers or a structural foundation.
- Permitted within the required rear yard setback, provided the Gazebo is no closer than ten feet (10’) from the nearest property line(s).
General Submission Requirements
Submit three (3) copies of the following plans and documents with a completed Building Permit Application form.
- Plat of Survey of the property, signed and sealed by a registered State of Illinois Land Surveyor.
- Site plan or plat of survey accurately locating the gazebo and setback dimensions from the proposed gazebo to property lines.
- The location, size and species of any tree with trunk diameter of 6 inches or within 25 feet of the proposed work area and/or construction access path shall be indicated on the site plan.
- Building elevations of at least four sides of the gazebo to verify grade changes.
- Handrail and guardrail details are required.
- Floor plan showing the location of any doors, stairs, steps, benches (with their dimensions) as well as the overall dimensions of the gazebo.
- Gazebo wall sections required.
- Type of decking, railing, framing and roofing material to be used.
- Size, length of span and on center spacing of the floor joists. (Joist hangers or ledger boards are required).
- Location, size and on center spacing of supporting beams.
- Supporting pier locations, size of piers, depth below grade (42” inches minimum and to bearing soil) and height of pier above grade (3” inches minimum).
- Stair and roof details.
- Location of overhead electrical service wires in relation to the proposed gazebo (if applicable). There are specific requirements for electrical service wires which may cross in the area of the proposed gazebo. Please contact the Community & Economic Development Department for information regarding these requirements 847.913.2310.
- Vegetation control measures to be used beneath gazebo (minimum of 4 mil. polyethylene covered with a minimum of 2” inches of gravel).
- Maximum spacing between balusters, vertical or horizontal, will not allow a four inch (4") diameter sphere to pass through.
- Gazebos must support forty (40) pounds per square foot live load, a 30 mph wind load and a thirty (30) pound per square foot live load.
- Gazebos may NOT cover basement windows, utility meters, or vents.
General Inspection and Permit Information
- Contractor/homeowner shall be on site with the approved plans for all required inspections.
- Allow 24 hours advance notification for required inspections.
- Inspection scheduling hours are Monday through Friday 8:30 a.m. to 4:00 p.m.
- Call Community and Economic Development Department to schedule inspections at 847.913.2325 or fax your inspection requests to 847.883.8608 24 hours a day.
- The Village strives to provide timely review comments, however, up to a three week review period for first comments may be necessary.
- This permit will be valid for a period of 12 months from the date of permit issuance. After that time period a new permit and fee will be required.
- Applicant shall be responsible for all issues regarding construction and compliance under this permit. It is common practice for the contractor to sign as the applicant.
- Permitted hours of construction for Commercial Contractors are as follows:
Monday through Friday 7:00 a.m. to 7:00 p.m.
Saturday - 8:00 a.m. to 6:00 p.m.
Sunday - no work permitted

Submit two (2) copies of the following plans and documents with a completed Building Permit application form.
General Submission Requirements
- Plat of Survey signed and sealed by a registered State of Illinois Land Surveyor.
- Site plan accurately locating the storage structure, dimension setbacks from proposed storage structure to property lines or conservancy area boundaries, all utilities meters and window wells.
- Indicate on the site plan the location, size, and species of any tree within 25 feet of the proposed work.
- Plan elevations of all sides of the storage structure are required to verify grade changes.
- Submit a floor plan shall showing the location of any doors, stairs, and steps (with dimensions) as well as the overall dimensions of the storage structure.
- Storage structure wall sections required.
- Indicate on the plan the type of framing and roofing material to be used.
- Indicate on the plan the supporting pier locations, size of piers, depth below grade and height of pier above grade (6” inches minimum).
- Indicate on the plan the location of overhead electrical service wires in relation to the proposed storage structure (if applicable).
- Indicate vegetation control measures to be used beneath gazebo (minimum of 4 mil. polyethylene covered with a minimum of three (3) inches of gravel).
- Storage Structure must be capable of supporting a forty (40) pound per square foot live load, a 30 mph wind load and a thirty (30) pound per square foot live load.
- Storage Structure may NOT cover basement windows, utility meters, or vents.
- There are specific requirements in regards to electrical service wires which may cross in the area of the proposed Storage Structure. Please call Community and Economic Development Department.
Zoning Requirements for Storage Structures
- Rear Yard: Within five feet (5’) of the Principal Structure.
- Side Yard: Within two feet (2’) of the Principal Structure.
- Shall have a maximum floor area of 100 square feet.
- Shall not exceed a height of 10 feet (10’) from the established grade.
- Shall be placed on a hard surface, including but not limited to a concrete pad, cement blocks or similar materials.
- Shall be screened by plant material that provides visual relief throughout the year from both the public way and adjacent properties.
- Plastic, corrugated metal, fiberglass and dryvit/stucco are prohibited unless they are the primary material(s) on the principal structure.

- A spa/hot tub section is required.
- Indicate on the plan the type of decking, railing, and framing material to be used (If applicable).

Single Family Residence Room Addition(s)
Submit four (4) copies of the following plans and/or documents with a completed building permit application form.
General Submission Requirements
- Plat of Survey signed and sealed by a registered State of Illinois Land Surveyor (survey must show all existing improvements and/or structures located on the subject lot ie. current additions, fences, detached accessory structures, pools etc.).
- The Plat must accurately locate the room addition(s) dimension, setbacks, property lines, building setbacks or conservancy area boundaries, any utility meters, window wells, and grade changes which may affect the addition(s) The Plat must also reference the material the driveway is constructed from.
- A grading plan shall be submitted showing both proposed and existing grades in relation to the proposed addition(s). Grading plan waivers are available in limited circumstances. Contact the Village Engineer to determine if your project qualifies for a grading plan waiver.
- Plan elevations of addition(s) (all sides).
- Floor plan of the existing adjoining room(s) to the proposed addition(s).
- Wall sections and, masonry fireplace sections if applicable.
- Complete HVAC plans, including heat loss/gain calculations for furnace sizing and insulation requirements. HVAC plans shall include duct sizes, types of materials, hanger supports, etc. (Dependent on size of addition).
- Complete tree protection site plan and access route showing the access for materials and equipment to the addition. Details shall also include the location of material storage, building supplies and excess excavation materials. Indicate on the plan the size, type and location of all trees located within fifteen feet of the access route and addition(s).
- Sealed and signed structural calculations from an Illinois Registered Structural Engineer if foundation is designed outside of the prescriptive methods described in the Building Code.
- Attic roof vent calculations, sizes, locations.
- Indicate on the plan the type and species of framing lumber to be used. (Example #2 hem fir).
- Indicate on the plan the size, length of span and on center spacing of the floor joists. (Joist hangers or ledger boards are required if full bearing is not supplied).
- Indicate on the plan the required live and dead loads. Keep in mind the Village requires all wind loads to be calculated at 90 miles per hour.
- Indicate on the plan the location of overhead electrical service wires (if applicable) in relation to the proposed room addition.
- Indicate on the plans stair details (7-3/4” inches maximum rise and 10” inch minimum tread).
- Indicate on the plans required smoke detectors for the new and existing residence, installed and located per the International residential Code and State of Illinois Smoke Detector Public Health Act. Private home security systems shall not be substituted for the required local smoke detectors. Detectors shall be interconnected, supplied with 110 volts and battery powered.
- Manufactures catalog cut sheets and installation instructions for all major equipment and appliances i.e. furnace, a/c, stove, oven, range and pre-fab fireplaces etc.
- Submit copies of the Electrical Contractors Registration, State of Illinois Plumbers License and the State of Illinois Roofers License (If applicable).
- Complete electrical plans shall include floor plans showing the locations of all electrical devices i.e. light switches, outlets; lighting outlets etc. also complete the electric service work sheet and panel chart. (Attached).
- Additions may NOT cover basement windows, utility meters, or vents.
- Electrical services which may cross over the proposed addition may need to maintain a specific clearance vertically from the additions roof to the wire.
