Submit two (2) copies of the following plans and documents with a completed building permit application form.

GENERAL SUBMISSION REQUIREMENTS:

  • Plat of Survey signed and sealed by a registered State of Illinois Land Surveyor.
  • Site plan accurately locating the deck, as well as dimension setbacks from proposed deck to property lines or conservancy area boundaries, all utility meters, and window wells. Site plan should also include the location, size, and species of any tree within 25 feet of the proposed work. (Contact the Building Official with any questions or concerns).
  • Plan elevations of all sides of the deck are required to verify grade changes.
  • Provide stair, hand rail, and guardrail details.
  • Floor plan showing the location of any doors, stairs, steps, benches, and the overall deck dimensions.
  • Type of decking, railing, and framing material.
  • Size and length of span and on center spacing of the floor joists (joist hangers or ledger boards are required).
  • Location, size and on center spacing of supporting beams.
  • Location of supporting piers, size of piers, depth below grade (42 inches minimum and to bearing soil).
  • Location of overhead electrical service wires in relation to the proposed deck (if applicable).
  • Vegetation control measures to be used beneath deck (minimum of 4 mil. polyethylene covered with a minimum of 3” inches of gravel).

GENERAL INSPECTION AND PERMIT INFORMATION:

  • Contractor/homeowner shall be on site with the approved plans for all required inspections.
  • Allow 24 hours advance notification for required inspections.
  • Inspection scheduling hours are Monday through Friday 8:30 a.m. to 4:00 p.m.
  • Call Community and Economic Development Department to schedule inspections at 847.913.2325 or fax your inspection requests to 847.883.8608 24 hours a day.
  • The Village strives to provide timely review comments. However, up to a three week review period for first comments may be necessary.
  • This permit will be valid for a period of 12 months from the date of permit issuance. If the project is not completed within that time frame, a new permit and fee will be required.
  • Applicant shall be responsible for all issues regarding construction and compliance under this permit. It is common practice for the contractor to sign as the applicant.
  • Permitted hours of construction for Commercial Contractors are as follows:

Monday through Friday 7:00 a.m. to 7:00 p.m.
Saturday - 8:00 a.m. to 6:00 p.m.
Sunday - no work permitted
