(Joint Utility Location Information for Excavators)


  • Shall incorporate traditional/classical architectural detailing and ornamentation in the pillars, railings, walls, eave brackets, structural members, roof and/or similar elements.
  • Shall have a shape of six (6) or more sides, with a maximum diameter of fifteen feet (15').
  • Shall be open sided, with no more than 50% of any exterior side of the structure consisting of a solid wall surface.
  • Installation of natural gas, water supply or sanitary sewer service, plumbing fixtures, hot tubs, whirlpool tubs, or similar equipment is prohibited.
  • Permanent or temporary windows or other installations are prohibited. The installation of screens and ceiling fans is permitted.
  • Storage is prohibited.
  • Shall be constructed of wood materials erected upon concrete piers or a structural foundation.
  • Permitted within the required rear yard setback, provided the Gazebo is no closer than ten feet (10’) from the nearest property line(s).


Submit three (3) copies of the following plans and documents with a completed Building Permit Application form. 

  • Plat of Survey of the property, signed and sealed by a registered State of Illinois Land Surveyor. 
  • Site plan or plat of survey accurately locating the gazebo and setback dimensions from the proposed gazebo to property lines. 
  • The location, size and species of any tree with trunk diameter of 6 inches or within 25 feet of the proposed work area and/or construction access path shall be indicated on the site plan. 
  • Building elevations of at least four sides of the gazebo to verify grade changes.
  • Handrail and guardrail details are required. 
  • Floor plan showing the location of any doors, stairs, steps, benches (with their dimensions) as well as the overall dimensions of the gazebo. 
  • Gazebo wall sections required. 
  • Type of decking, railing, framing and roofing material to be used. 
  • Size, length of span and on center spacing of the floor joists. (Joist hangers or ledger boards are required).
  • Location, size and on center spacing of supporting beams.
  • Supporting pier locations, size of piers, depth below grade (42” inches minimum and to bearing soil) and height of pier above grade (3” inches minimum). 
  • Stair and roof details. 
  • Location of overhead electrical service wires in relation to the proposed gazebo (if applicable). There are specific requirements for electrical service wires which may cross in the area of the proposed gazebo. Please contact the Community & Economic Development Department for information regarding these requirements 847.913.2310. 
  • Vegetation control measures to be used beneath gazebo (minimum of 4 mil. polyethylene covered with a minimum of 2” inches of gravel).
  • Maximum spacing between balusters, vertical or horizontal, will not allow a four inch (4") diameter sphere to pass through. 
  • Gazebos must support forty (40) pounds per square foot live load, a 30 mph wind load and a thirty (30) pound per square foot live load.
  • Gazebos may NOT cover basement windows, utility meters, or vents.


  • Contractor/homeowner shall be on site with the approved plans for all required inspections.
  • Allow 24 hours advance notification for required inspections.
  • Inspection scheduling hours are Monday through Friday 8:30 a.m. to 4:00 p.m.
  • Call Community and Economic Development Department to schedule inspections at 847.913.2325 or fax your inspection requests to 847.883.8608 24 hours a day.
  • The Village strives to provide timely review comments, however, up to a three week review period for first comments may be necessary.
  • This permit will be valid for a period of 12 months from the date of permit issuance. After that time period a new permit and fee will be required.
  • Applicant shall be responsible for all issues regarding construction and compliance under this permit. It is common practice for the contractor to sign as the applicant.
  • Permitted hours of construction for Commercial Contractors are as follows:

Monday through Friday 7:00 a.m. to 7:00 p.m.
Saturday - 8:00 a.m. to 6:00 p.m.
Sunday - no work permitted
