Building Division Applications and Permits

Submit four (4) copies of the following plans and/or documents with a completed building permit application form.

GENERAL SUBMISSION REQUIREMENTS: 

  • Plat of Survey signed and sealed by a registered State of Illinois Land Surveyor (survey must show all existing improvements and/or structures located on the subject lot ie. current additions, fences, detached accessory structures, pools etc.).
  • The Plat must accurately locate the room addition(s) dimension, setbacks, property lines, building setbacks or conservancy area boundaries, any utility meters, window wells, and grade changes which may affect the addition(s) The Plat must also reference the material the driveway is constructed from.
  • A grading plan shall be submitted showing both proposed and existing grades in relation to the proposed addition(s). Grading plan waivers are available in limited circumstances. Contact the Village Engineer to determine if your project qualifies for a grading plan waiver.
  • Plan elevations of addition(s) (all sides).
  • Floor plan of the existing adjoining room(s) to the proposed addition(s).
  • Wall sections and, masonry fireplace sections if applicable.
  • Complete HVAC plans, including heat loss/gain calculations for furnace sizing and insulation requirements. HVAC plans shall include duct sizes, types of materials, hanger supports, etc. (Dependent on size of addition).
  • Complete tree protection site plan and access route showing the access for materials and equipment to the addition. Details shall also include the location of material storage, building supplies and excess excavation materials. Indicate on the plan the size, type and location of all trees located within fifteen feet of the access route and addition(s).
  • Sealed and signed structural calculations from an Illinois Registered Structural Engineer if foundation is designed outside of the prescriptive methods described in the Building Code.
  • Attic roof vent calculations, sizes, locations.
  • Indicate on the plan the type and species of framing lumber to be used. (Example #2 hem fir).
  • Indicate on the plan the size, length of span and on center spacing of the floor joists. (Joist hangers or ledger boards are required if full bearing is not supplied).
  • Indicate on the plan the required live and dead loads. Keep in mind the Village requires all wind loads to be calculated at 90 miles per hour.
  • Indicate on the plan the location of overhead electrical service wires (if applicable) in relation to the proposed room addition. 
  • Indicate on the plans stair details (7-3/4” inches maximum rise and 10” inch minimum tread).
  • Indicate on the plans required smoke detectors for the new and existing residence, installed and located per the International residential Code and State of Illinois Smoke Detector Public Health Act. Private home security systems shall not be substituted for the required local smoke detectors. Detectors shall be interconnected, supplied with 110 volts and battery powered. 
  • Manufactures catalog cut sheets and installation instructions for all major equipment and appliances i.e. furnace, a/c, stove, oven, range and pre-fab fireplaces etc.
  • Submit copies of the Electrical Contractors Registration, State of Illinois Plumbers License and the State of Illinois Roofers License (If applicable).
  • Complete electrical plans shall include floor plans showing the locations of all electrical devices i.e. light switches, outlets; lighting outlets etc. also complete the electric service work sheet and panel chart. (Attached).
  • Additions may NOT cover basement windows, utility meters, or vents.
  • Electrical services which may cross over the proposed addition may need to maintain a specific clearance vertically from the additions roof to the wire.

GENERAL INSPECTION AND PERMIT INFORMATION:  

  • Contractor/homeowner shall be on site with the approved plans for all required inspections.
  • Allow 24 hours advance notification for required inspections.
  • Inspection scheduling hours are Monday through Friday 8:30 a.m. to 4:00 p.m.
  • Call Community and Economic Development Department to schedule inspections at 847.913.2325 or fax your inspection requests to 847.883.8608 24 hours a day.
  • The Village strives to provide timely review comments, however, up to a three week review period for first comments may be necessary.
  • This permit will be valid for a period of 12 months from the date of permit issuance. After that time period a new permit and fee will be required.
  • Applicant shall be responsible for all issues regarding construction and compliance under this permit. It is common practice for the contractor to sign as the applicant.
  • Permitted hours of construction for Commercial Contractors are as follows:

Monday through Friday 7:00 a.m. to 7:00 p.m.
Saturday - 8:00 a.m. to 6:00 p.m.

Sunday - No work permitted
