Submit two (2) copies of the following plans and/or documents with a completed building permit application form.


  • Plat of Survey signed and sealed by a registered State of Illinois Land Surveyor.
  • Site plan accurately locating the spa or hot tub, dimension setbacks from proposed spa or hot tub to property lines or conservancy area boundaries, all utility meters and window wells.
  • Indicate on the site plan the location, size, and species of any tree within 25 feet of the proposed work.
  • Plan elevations of all sides of the spa or hot tub are required to verify grade changes.
  • Handrail and guardrail details are required (If applicable).
  • Indicate on the plan the location of any doors, stairs, steps, benches (with their dimensions) as well as the overall dimensions of the spa or hot tub.
  • A spa/hot tub section is required.
  • Indicate on the plan the type of decking, railing, and framing material to be used (If applicable).
  • Indicate on the plan the size, length of span and on center spacing of the floor joists (If applicable), (Joist hangers or ledger boards are required).
  • Indicate the location, size and on center spacing of supporting beams (If applicable).
  • Indicate on the plan the supporting pier locations, size of piers, depth below grade (42” inches minimum and to bearing soil) and height of pier above grade (6” inches minimum), (If applicable).
  • Indicate on the plan the location of any overhead electrical service wires in relation to the proposed spa or hot tub (if applicable).
  • Indicate on the plans any stair or roof details.
  • Indicate vegetation control measures to be used beneath the spa or hot tub (minimum of 4 mil. polyethylene covered with a minimum of three (3) inches of gravel).


  • Contractor/homeowner shall be on site with the approved plans for all required inspections.
  • Allow 24 hours advance notification for required inspections.
  • Inspection scheduling hours are Monday through Friday 8:30 a.m. to 4:00 p.m.
  • Call Community and Economic Development Department to schedule inspections at 847.913.2325 or fax your inspection requests to 847.883.8608 24 hours a day.
  • The Village strives to provide timely review comments, however, up to a three week review period for first comments may be necessary.
  • This permit will be valid for a period of 12 months from the date of permit issuance. After that time period a new permit and fee will be required.
  • Applicant shall be responsible for all issues regarding construction and compliance under this permit. It is common practice for the contractor to sign as the applicant.
  • Permitted hours of construction for Commercial Contractors are as follows:

Monday through Friday 7:00 a.m. to 7:00 p.m.
Saturday - 8:00 a.m. to 6:00 p.m.

Sunday - No work permitted
