Submit two (2) copies of the following plans and documents with a completed Building Permit application form.
GENERAL SUBMISSION REQUIREMENTS:
- Plat of Survey signed and sealed by a registered State of Illinois Land Surveyor.
- Site plan accurately locating the storage structure, dimension setbacks from proposed storage structure to property lines or conservancy area boundaries, all utilities meters and window wells.
- Indicate on the site plan the location, size, and species of any tree within 25 feet of the proposed work.
- Plan elevations of all sides of the storage structure are required to verify grade changes.
- Submit a floor plan shall showing the location of any doors, stairs, and steps (with dimensions) as well as the overall dimensions of the storage structure.
- Storage structure wall sections required.
- Indicate on the plan the type of framing and roofing material to be used.
- Indicate on the plan the supporting pier locations, size of piers, depth below grade and height of pier above grade (6” inches minimum).
- Indicate on the plan the location of overhead electrical service wires in relation to the proposed storage structure (if applicable).
- Indicate vegetation control measures to be used beneath gazebo (minimum of 4 mil. polyethylene covered with a minimum of three (3) inches of gravel).
- Storage Structure must be capable of supporting a forty (40) pound per square foot live load, a 30 mph wind load and a thirty (30) pound per square foot live load.
- Storage Structure may NOT cover basement windows, utility meters, or vents.
- There are specific requirements in regards to electrical service wires which may cross in the area of the proposed Storage Structure. Please call Community and Economic Development Department.
ZONING REQUIREMENTS FOR STORAGE STRUCTURES:
- Rear Yard: Within five feet (5’) of the Principal Structure.
- Side Yard: Within two feet (2’) of the Principal Structure.
- Shall have a maximum floor area of 100 square feet.
- Shall not exceed a height of 10 feet (10’) from the established grade.
- Shall be placed on a hard surface, including but not limited to a concrete pad, cement blocks or similar materials.
- Shall be screened by plant material that provides visual relief throughout the year from both the public way and adjacent properties.
- Plastic, corrugated metal, fiberglass and dryvit/stucco are prohibited unless they are the primary material(s) on the principal structure.
GENERAL INSPECTION AND PERMIT INFORMATION:
- Contractor/homeowner shall be on site with the approved plans for all required inspections.
- Allow 24 hours advance notification for required inspections.
- Inspection scheduling hours are Monday through Friday 8:30 a.m. to 4:00 p.m.
- Call Community and Economic Development to schedule inspections at 847.913.2325.
- The Village strives to provide timely review comments, however, up to a three-week review period for first comments may be necessary.
- This permit will be valid for a period of 12 months from the date of permit issuance. After that time period a new permit and fee will be required.
- Applicant shall be responsible for all issues regarding construction and compliance under this permit. It is common practice for the contractor to sign as the applicant.
- Permitted hours of construction for Commercial Contractors are as follows:
Monday through Friday 7:00 a.m. to 7:00 p.m.
Saturday - 8:00 a.m. to 6:00 p.m.
Sunday - no work permitted
