Submit six (6) copies of the following plans and/or documents with a completed building permit application form.

GENERAL SUBMISSION REQUIREMENTS:

  • Civil engineering plans signed and sealed by a registered State of Illinois Land Surveyor
    1. The Plat must accurately locate the building dimension, setbacks, property lines, building setbacks or conservancy area boundaries, any utility meters, window wells, and grade changes which may affect the addition(s). The Plat must also reference the material the driveway is constructed from.
    2. A grading plan shall be submitted showing both proposed and existing grades in relation to the proposed addition(s).
    3. Building water, sewer, and storm piping shall be indicated.
    4. Complete tree protection and construction fencing plan including access route showing the access for materials and equipment to the addition. Construction fencing shall be 6 feet high chain-link, with driven posts no more than 10 feet on center. Opaque screening shall be applied to the fence. Additional details shall also include the location of material storage, building supplies and excess excavation materials.
  • Tree Preservation Plan indicating on the plan the size, type, and location of all trees. Plan shall be drawn to scale of one inch equals twenty feet (1” = 20’), and indicating the following information for the entire site:
    1. Property address.
    2. Scale: 1 inch equals 20 feet or 1 inch equals 30 feet depending on the lot size.
    3. Plan Title: Tree Preservation Plan or Tree Preservation and Grading Plan.
    4. Property line boundaries and easements.
    5. Front, side, and rear yard setbacks.
    6. Existing and proposed driveways, walkways, patios, and other impervious surfaces/structures.
    7. Existing and proposed building footprint.
    8. Existing and proposed grades and drainage ways.
    9. If required, a Tree Inventory as outlined previously in this chapter.
    10. Location, size, species of all trees within fifteen (15) feet of “construction activity envelope” on abutting properties and/or rights-of-way.
    11. All trees to be removed, marked with an “X” or other denotation.
    12. Tree Inventory Data Sheet: ID #; species, size, and save/remove information for every tree located on the plan including health of said tree.
    13. Location of chain link tree preservation fencing. Fencing shall be placed a minimum of fifteen (15) feet from the trunk of any tree to be preserved.
    14. Location of silt fencing (required to run parallel to the tree preservation fencing on the “construction activity envelope” side).
    15. Location of all new utility lines (gas, electric, water, cable, phone, etc.).
    16. Location of all utility-related excavation pits.
    17. Location of any additional Tree Preservation requirements (root pruning, plywood access routes, mulching, etc.).
    18. Location of equipment/supply storage and staging.
    19. Required plan notes listed.
    20. Identification of uses on adjacent properties.
    21. Existing and proposed elevations with contour lines at one foot (1’) intervals.

  • Architectural plans:
    1. Floor plans.
    2. Wall sections.
    3. Complete HVAC plans, including heat loss/gain calculations for furnace sizing and insulation requirements.
    4. Sealed and signed structural calculations from an Illinois Registered Structural Engineer if foundation is designed outside of the prescriptive methods described in the Building Code.
    5. Attic roof vent calculations, sizes, locations.
    6. Indicate on the plan the type and species of framing lumber to be used. (Example #2 hem fir).
    7. Indicate on the plan the size, length of span and on center spacing of the floor joists. (Joist hangers or ledger boards are required if full bearing is not supplied).
    8. Indicate on the plan the required live and dead loads. Keep in mind the Village requires all wind loads to be calculated at 90 miles per hour.
    9. Indicate on the plans required smoke detectors AND Carbon Monoxide (CO) detectors for the new and existing residence, installed and located per the International residential Code and State of Illinois Smoke Detector Public Health Act. Private home security systems shall not be substituted for the required local smoke detectors. Detectors shall be interconnected, supplied with 110 volts and battery powered.
    10. Manufacturer's catalog cut sheets and installation instructions for all major equipment and appliances (e.g. furnace, a/c, stove, oven, range and pre-fab fireplaces etc.).
    11. Electrical worksheet and load calculations. Complete electrical plans shall include floor plans showing the locations of all electrical devices (e.g. light switches, outlets, lighting outlets etc.). Exterior disconnect required on meter base.
    12. Complete truss design drawings prepared by a registered design professional.

  • RES-Check or similar alternative compliance certification if house is not designed to the prescriptive requirements of the 2018 International Energy Conservation Code.
  • Floor Area Ratio (FAR), Impervious Surface, and Building Side Setback Plane calculations.
  • Submit copies of the Electrical Contractors Registration, State of Illinois Plumbers License with letter of intent, and the State of Illinois Roofers License with photo ID (If applicable).
  • Notification letters and return receipt documentation.
  • Water meter sizing worksheet and meter application. Copy attached.
  • Permitted hours of construction for commercial contractors are as follows:

MONDAY THROUGH FRIDAY 7:00 a.m. to 7:00 p.m.
SATURDAY - 8:00 a.m. to 6:00 p.m.
SUNDAY - No work permitted.

GENERAL INSPECTION AND PERMIT INFORMATION: 

  • Contractor shall be on site with the approved plans for all required inspections.
  • Allow 24 hours advance notification for required inspections.
  • Inspection scheduling hours are Monday through Friday 8:30 a.m. to 4:00 p.m.
